Dry lining and partition work is most of what we do on extensions and loft conversions, where new walls need building from scratch rather than repaired. We build timber or metal stud partitions, board them, tape and skim the joints, and finish with a smooth skim ready for paint.
For extensions, this usually means lining the internal face of new external walls to hide insulation and services, plus any internal partitions the plans call for. On loft conversions, stud walls often need to accommodate sloped ceilings and awkward corners around the roofline, which takes more care with the board cuts than a straightforward square room.
We also do smaller partition jobs: splitting one bedroom into two, boxing in a stairwell, or building a stud wall to create a home office in what was open-plan space. Sound insulation can be built into the stud cavity on request, which matters more than people expect when a partition’s going between a bedroom and a landing.
Pricing starts from £35 per square metre for standard stud and board work, rising for anything requiring sound insulation or non-standard framing.
